I found an investment property to purchase, what do I do now?
First thing is to contact us.
We have an in house Title Company and can handle your transaction from start to finish. We will research the property for outstanding bills that would need to be paid to transfer a clean title. Often times there are hidden code violations, mortgages, HOA fines or property liens with investment purchases that need to be removed prior to purchase.
What happens when there are liens against the property?
We would negotiate on your behalf to have the liens removed or paid by the seller prior to purchase.
With any property, you always want a clean title so nothing comes back to haunt you down the road and investment properties are by nature plagued with incidents of debt. You always want a title company to do the research and negotiating so you know exactly what you are getting into with the property.
If there are code violations that seller refuses to fix, what then?
The best thing to do is get three separate estimates for the repairs from a licensed and insured contractor on what the repairs will cost.
If the seller is unable to have the repairs finished prior to closing, the seller may be willing to give you a credit for the needed repairs. In the rare event that the seller is not willing to do anything to correct the issues, at that point you would need to weigh the costs and determine if you still wanted to move forward with the property.
I need money to purchase the property, can you help?
Yes, we represent hard money lenders that will customize a loan package for your purchase. Length of loan can be anywhere from 6 months to 10 years depending on the property usage and interest rate varies depending on real estate investment experience.
How long would it take me to get funding?
Funding can be within 7 days if all documents are in order, if there are missing documents then funding can be slightly longer.

Yes, it is always in your best interest to have an attorney onsite to review your file and answer any questions you may have.
Investment properties by nature often have multiple financial attachments with them because the owner has abandoned the property or disregarded HOA letters, lien notifications, etc. You want to start your investment on the right foot and do not want to be responsible for a prior owners financial obligations.
